Challenge

Kensington Office Group needed to transform a new location into premium serviced offices with a modern, high‑end experience.

Process

Zentura delivered a full design and build programme, balancing architectural preservation with contemporary workspace needs.

Outcome

A 10,500 sq ft luxury workspace offering a mix of private offices, meeting rooms and hospitality‑led amenities — ready to attract high‑value tenants.

Heritage Meets Ambition

The building’s Grade II listed status shaped every decision. Original features — from ornate cornicing to the sweeping staircase — needed to be preserved and celebrated, not compromised.

Zentura worked closely with the client to develop a design that respected the building’s character while elevating it into a commercially compelling product. The goal was clear: create a premium workspace that felt both historic and contemporary, with the elegance expected in this part of London.

The result is a scheme where heritage and modernity sit comfortably side by side.

Designed for Premium Experience

The design blended luxury hospitality with flexible workspace. A variety of environments were created to suit different tenant profiles: open‑plan areas, 2–3 person offices, meeting rooms and quiet zones.

The basement became a generous communal lounge with a high‑end teapoint and soft seating. The standout feature is the reception — high ceilings, feature lighting, velvet seating, mirrored accents and a bespoke desk inspired by a piece the client admired.

Every detail, from flooring to floral arrangements, was chosen to create a refined, memorable first impression.

Delivered End to End

Zentura managed the entire journey — from initial space planning and concept design through to construction, joinery, finishes and final furniture installation. The project required careful coordination to protect listed elements while introducing new HVAC, lighting and mechanical systems.

By taking full ownership of the programme, Zentura freed the client to focus on marketing the space to prospective occupiers. The result is a seamless transformation delivered with precision, care and a clear commercial focus.

The Experience

What better looks like

This project was about making work better. Not grander. Not glossier. Just better.

Better for occupiers: with a workspace that feels refined, comfortable and memorable.

Better for flexibility: with a mix of office sizes and amenities that suit diverse tenants.

Better for heritage: with a design that enhances the building’s character rather than competing with it.

And better for KOG: because a beautifully executed space attracts the right businesses.
