Infranity took a Cat A+ floor in Charles House (a Crown Estate building in St James's) but the existing layout didn't suit the way their team worked.
Process
Zentura stripped out and refurbished the whole space as both principal designer and principal contractor, working closely with the landlord throughout.

A Crown Estate building, but not quite their fit
Cat A+ is meant to take the work out of moving in. The space comes finished so an occupier walks in and starts work.
Infranity walked in and found that this wasn’t true for them. The 6th floor of Charles House (a Crown Estate building on Regent Street, in the heart of St James's) was finished, but to someone else's brief. The layout didn't match how they wanted to work and the finish didn't represent what they wanted clients to see when they walked in.
Working with the building
We stripped the space back and re-planned it from the ground up. New partitioning, meeting space, joinery, doors, feature decoration, frosted manifestation and branding. As well as LED lighting, power and data, HVAC modifications. The windows were also refurbished externally as part of the same package.
Working closely with The Crown Estate from the start meant Building Control approval and LTA consent came through without the surprises that usually come with buildings like this one.
Principal designer, contract and one conversation.
On a project this size, the quickest way to lose weeks is in the hand-offs. Design says one thing, contractor says another and the client ends up refereeing decisions.
We took both roles. Design and delivery, end to end, one team – following our 4D process. Fewer hand-offs and fewer surprises. Infranity's existing furniture wasn't replaced, only added to, a practical and sustainability-driven call.
