BE Offices were modernising in a fast moving market. The Artesian had to be their flagship.

Process

After the original contractor couldn't deliver the technical scope and timeline, Zentura took the project on, re-planned it, and ran it through the 4D process from there.

Outcome

On time. On spec. On budget. A landmark space in an iconic building, with one of the largest roof terraces in the City.

Ten years of working together, before this one started

Zentura has supported BE Offices across multiple London projects over the last decade.

Several sites in the lead-up to The Artesian were explored, scoped, designed in concept, then walked away from. That's how serviced office operators work, opportunities move quickly, deals fall through and the work that goes into a site that never opens isn't always visible.


We worked with BE to deliver feassability studies, test fits and validations. None of that work was wasted, because it was the foundation of the relationship that brought us The Artesian

The operational reality

The Artesian had to meet the operational demands of BE Offices. A highly technical Cat A package with aggressive timelines. The value engineering needed to make the numbers work.


BE came to us and we picked the project up, re-planned it from the ground up and got it on site.

Plan hard at the start. Run quietly through the middle.

The Artesian sits in a building with real constraints. Restricted access. Sensitive neighbours. Technical detail that needed working through before anything moved on site.

We ran the project through Zentura's 4D process. Competitive tender, deep technical design, full risk identification, joint planning with BE and the landlord. The awkward problems were solved on paper before site started.

Once we were on, BE got weekly video reports, regular tours and daily communication from site manager to director level. They knew exactly where the project was at any moment. They never had to stop running their business to find out.
